£100m investment to deliver more than 349 new shared ownership homes

Back to Press Releases

Thriving Investments, a socially conscious fund manager, and Gresham House, the specialist alternative asset manager, have agreed four transactions worth £100 million with Places for People to fund the development of 349 new shared ownership homes through the affordable housing Fund, ReSI LP.

The four transactions will deliver shared ownership homes in Exeter, Devon; Kettering, Northamptonshire; Battle, East Sussex; and Leominster, Herefordshire. The homes in Exeter and Leominster are being funded by local investment mandates from Devon Pension Fund and Worcestershire and Herefordshire Pension Fund, demonstrating how ReSI LP is deploying local government pension capital to address housing need in their local communities. This investment is the latest example of how Thriving Investments provides solutions for local government pension funds to invest in localised, and often critically undersupplied markets.

This investment will offer 349 households on mid to low incomes an affordable route to home ownership, providing families with security of tenure, across a range of one- to four-bedroom properties. More than 96% of homes will either benefit from clean energy technologies, such as solar panels or air-source heat pumps, or achieve an EPC A rating, supporting Thriving Investments’ mission to advance a low-carbon future.

These transactions come after ReSI LP invested £35mn to fund 160 new build affordable homes in Cam, Dursley in June and £11mn to acquire a tenanted portfolio of shared ownership homes from a housing association in July. This took ReSI LP’s deployment for the year to March 2026 to £145mn invested into 625 affordable homes.

Since its launch in 2021, ReSI LP has raised c.£438mn of capital from pension funds which has been invested into a portfolio of more than 2,300 homes, with more than 1,300 completed and occupied by residents.

Ben Fry, Fund Director for ReSI LP at Thriving Investments commented: “Shared ownership plays a vital role in providing affordable routes to home ownership.  Through ReSI LP, we have now invested more than £438 million of pension fund capital into over 2,300 affordable homes.

We're particularly pleased that pension fund investors are financing affordable homes in the communities they serve, demonstrating how local investment can deliver both long-term financial returns and tangible social impact.

By working in partnership with developers, we can deploy capital where it’s needed most, bringing forward much-needed affordable homes that meet local demand, create mixed-tenure communities and alleviate pressure on social housing waiting lists and the private rented sector.”

Tim Gardiner, Group Development Director for Places for People Developments, comments: “As one of the UK’s leading developers for affordable housing, delivering over 2,500 homes last year, our ambition is to create communities that meet the needs of the local area. We know that the best communities are balanced communities, and shared ownership plays an integral role in that.

“This investment from ReSI LP enables us to deliver even more homes, helping local people put down roots in the places they want to call home, while giving them the assurance of a place to call their own”

Centurion Place, Exeter

Centurion Place will deliver 165 homes in total, with Places for People delivering 82 homes for affordable and social rent and ReSI LP funding the development of the 83 shared ownership homes.

Located in a highly sought-after area within walking distance from Exeter city centre, these homes offer a perfect blend of modern living and traditional charm, with spacious living areas and beautiful finishes.

PfP started on the brownfield redevelopment of the former rail siding site in Summer 2024, and the first phase of homes completed in March 2026. All properties are constructed with timber frames and will be fitted with air source heat pumps.

Tapestry, Battle

Tapestry in Battle is a development of 200 homes being delivered in partnership between Rother District Council’s Housing Company and PfP. PfP will purchase 130 of the homes which it will deliver as affordable housing, with Rother DC retaining the remaining 70 homes to be delivered as open market sale. ReSI LP has contracted with PfP to acquire 84 shared ownership homes on the site. The remaining 46 affordable homes will be delivered as affordable rent by PfP, delivering a fully mixed tenure community that plays a key role in meeting local housing needs and supporting families in accessing home ownership.

Located within walking distance of Battle town centre and railway station, the development combines the character of this historic market town with strong connectivity to Hastings and London. All homes are designed to be energy efficient with features such as air source heat pumps and electric vehicle charging points.

Goldsmith’s Green, Kettering

Highlighting PfP’s continued commitment to delivering high-quality, affordable homes across the UK, Goldsmith’s Green will deliver 340 new affordable homes across three phases. The scheme includes 154 homes for social and affordable rent and 186 for shared ownership, with ReSI LP committing to funding 96 of the shared ownership homes. These homes are designed to meet the needs of local people and address the growing demand for housing in North Northamptonshire, where around 6,000 people are currently on the waiting list.

The homes are being delivered across multiple phases using a traditional construction approach, with a mix of one- to four-bedrooms properties. The homes will be delivered to EPC A through the installation of PV panels. Tapping into established infrastructure and local services, Goldsmith’s Green has a strong focus on social value, with sustainable travel initiatives, active travel promotions as well as investment into local community initiatives.

Hawthorn Park, Leominster

Hawthorn Park in Leominster is a major new development for 353 homes being delivered by Persimmon Homes. ReSI LP is providing the capital funding to acquire 86 shared ownership homes from Places for People at practical completion, with the homes benefiting from Homes England grant funding. Located on the former MOD site at Barons Cross, close to the A44 and B4529, the development offers excellent access to local amenities, transport links and green space. The development will also see investment to support the growth of local schools, transport improvements and community facilities developed, creating a well-connected and sustainable place for people to live.
