We currently manage four Living strategies focused on alleviating the chronic housing shortage across the UK by delivering vibrant neighbourhoods and regeneration projects with social value at their heart.
Our funds are managed on behalf of a diverse mix of investors to deliver suburban build-to-rent/single family housing, essential worker homes at a discount to market, shared ownership homes and urban regeneration projects across the UK.

This is our leading affordable housing fund management platform created in partnership with Gresham House to bring forward institutional investment to help meet the Government’s ambitions of increasing housing delivery.

New Avenue Living - Scotland
This is our pioneering Essential Worker Fund. Launched in 2019 with support from the Scottish Government to deliver new homes at mid-market rental levels. The fund targets brownfield regeneration sites with easily accessible public transport to city centres and good local amenity.

New Avenue Living - Greater Manchester
Building on the success of our Scottish Essential Worker Housing Fund, our Greater Manchester Fund will aim to deliver homes for Essential Workers across the ten metropolitan boroughs with support from GMCA. The focus will remain on brownfield sites with good amenity and access to employment centres

igloo Regeneration
This is our thematic investment strategy centred around utilising igloo’s development and placemaking expertise to deliver thriving communities that generate returns over the long term. This strategy is built on the igloo Regeneration Fund established in 2001 by Aviva and igloo Regeneration Ltd, and acquired by Thriving Investments, formerly PfP Capital, in 2018.
Social and Sustainable Capital (SASC)
Thriving Investments is a shareholder in Social and Sustainable Capital (SASC), a leading UK social impact fund manager. Founded in 2014 as one of the UK's first social investment fund managers, SASC provides flexible finance to charities, social enterprises and housing organisations tackling homelessness, housing insecurity and wider social disadvantage across the UK. Through our investment alongside Better Society Capital and the SASC leadership team, we are helping expand the availability of capital that delivers both financial sustainability and measurable social impact.
