Thriving Investments started life as PfP Capital in 2017 as the first and only fully-authorised fund manager wholly owned by a social enterprise and Regulated Provider of social housing.

2018
May 2018: We launched our Picture Living Fund, Thriving Investments’ flagship Private Rented Sector strategy, in partnership with Universities Superannuation Scheme
2019
March 2019: We added our New Avenue Living Fund to the Thriving Investments’ portfolio. In partnership with our first external investor, Strathclyde Pension Fund, the fund delivers affordable homes for rent across Scotland
2020
January 2020: Nationwide Pension Fund invests into the New Avenue Living Fund
July 2020: Working in partnership with Newcastle City Council, our joint venture with igloo (trading as PfP igloo) secures our first new scheme, Stephenson Works Development
November 2020: The first 100 homes are delivered in Scotland from the New Avenue Living strategy
November 2020: Thriving Investments is upgraded from Associate Member to Fund Member by AREF – the Association of Real Estate Funds
December 2020: We secure additional investment into our New Avenue Living Fund from the Scottish National Investment Bank
December 2020: First 1,500 homes are delivered across the UK for the Picture Living strategy

July 2021: Bigg Regeneration, a joint venture between Scottish Canals and Thriving Investments under its igloo Developments strategy, acquires 10 acres of land from Scottish Canals to unlock residential development at Dundashill, Glasgow
November 2021: Thriving Investments Director, Alex Notay leads the working group behind the launch of the British Property Federation’s pioneering ESG guidance for institutional Private Rental Sector

April 2022: With ESG at our core we contribute to a critical FCA submission on appropriate regulatory ESG metrics for UK real estate
September 2022: Picture Living strategy hits next milestone with delivery of 1,750 homes
November 2022: Our New Avenue Living portfolio hits a new milestone, delivering 450 new energy efficient affordable homes for rent

January 2023: Catherine Webster joins Thriving Investments as our new CEO
January 2023: We complete the acquisition of igloo Regeneration, an existing JV partner and award-winning B Corp development platform
March 2023: As part of our igloo Developments strategy, Jigsaw Consortium (trading as Partnerships & Places) were appointed by Winchester City Council to execute its Central Winchester Regeneration project
April 2023: We launch a £390 million joint venture with Housing Growth Partnership as part of our igloo Developments strategy, focused on the delivery of 1,200 sustainable homes across regional city Communities
April 2023: Strathclyde Pension Fund increases investment into New Avenue Living Fund
June 2023: William Kyle, our Director of New Avenue Living, Thriving Investments’ fund is appointed Chair of the AREF (Association of Real Estate Funds) Residential Working Group
July 2023: New Avenue Living Fund completes its sixth development, delivering 100 affordable homes at The Wisp, Edinburgh and hitting a new milestone of 585 homes
August 2023: Picture Living Fund forward funds two single-family rental schemes in Essex and deliver 63 high quality homes for rent

April 2024: Thriving Investments, igloo, and Newcastle City Council name the next phase of Stephenson Quarter as Founders Place, reflecting the site’s heritage
July 2024: Price Hubble research, commissioned by Thriving Investments, identifies places with the greatest housing need, revealing where institutional investors could create the most impact. Under new Sustainability Disclosure Requirements (SDR), Thriving Investments adopts the Sustainability Impact label for its New Avenue Living Scotland Fund. Thriving Investments, in partnership with Lar Housing Trust and HHA, release a report highlighting the economic and social impact of mid-market rental homes
September 2024: The Scottish Government commits £100m to fund mid-market rent homes, building on the success of Thriving Investments’ New Avenue Living strategy
November 2024: Thriving Investments partners with Gresham House to deliver a new shared ownership platform – a first for the business
December 2024: Thriving Investments publishes its first Responsible Value Driven Investment report, showcasing how responsible investment is generating social value and fostering sustainable communities. Thriving Investments and Gresham House complete its first deal, committing £53m for the development of 122 shared ownership homes as part of the Clapham Park regeneration project in South London
2025
January 2025: igloo partners with The Crown Estate to deliver 60 sustainable homes in Knutsford, Cheshire
March 2025: The New Avenue Living Greater Manchester Fund launches to deliver affordable rental homes for the region’s essential workers, raising an initial £40m from the Greater Manchester Pension Fund, Better Society Capital, Places for People Group, and the Greater Manchester Combined Authority
